Hyams Beach Real Estate Pty Ltd trading as “The Holidays Collection” specialises in holiday house rentals and holiday house sales in the Jervis Bay area of NSW.  The company started in Hyams Beach but under the ownership of Craig and Bernadette McIntosh, is expanding to manage or sell properties in Vincentia, Huskisson, Currarong, Basin View, and the like.


The Holidays Collection offers the following key services to the owners of holiday letting properties:

  1. Marketing of Jervis Bay and the villages within it as a destination
  2. Marketing of your individual property and its key features
  3. Giving your property a free presence on,, and
  4. Providing instant confirmation to a guest regarding price and availability of your property – what consumers today now expect
  5. Handling of bookings, including collection of payment;
  6. Management of your property including cleaners, gardeners, tradespeople, guest arrival / guest departure issues, and financial reporting to you on a monthly and annual basis
  7. Providing advice about your property – how to configure, decorate and position it to potential guests
  8. Providing a local point of contact for owners and guests during their stay.  Our office is located inside the Hyams Beach Café and we have a 24×7 after-hours emergency or customer support service


In return for these services, we charge a holiday letting fee of 15% + GST for bookings taken and managed by our office.

Holiday letting services

Our holiday letting fee covers:

  1. Handling and confirmation of booking enquiries
  2. Collection of deposits, interim and final payment and deposit of those monies into our trust account
  3. Obtaining a credit card-backed bond authorisation form and agreement to our booking terms and conditions, and as needed, dealing with any bond claims
  4. Handling of any booking changes or cancellations
  5. Secure storage of a set of keys for guests and a back-up set for you; organising key collection from our office or a ‘key drop’ to the property on the day of guest arrival
  6. Organising of cleaners after each guest departure, and their payment from trust monies
  7. On a reasonable basis, organising tradespeople required for repairs and maintenance of the property, and their payment from trust monies
    1. Monthly and annual financial reporting to owners of income and expenses
    2. Providing advice about rates, furnishings, décor, bedding configuration and positioning of your property


The following marketing strategies or tools are used to market Jervis Bay as a destination, our pool of properties, and your individual property:

  4. – very high search engine rankings
  5. Google ad words, focusing on “hyams beach accommodation”, “jervis bay accommodation” and other related searches
  6. Regular e-newsletters to a past guest database of over 5,000 individuals
  7. Running of various specials including the very popular “pay for 2, stay for 3”
  8. Property signage – if it is possible due your streetscape, and if you are amenable to this, putting one of our holiday rental signs outside of your property is a very good way to generate extra enquiry.  Many prospective guests drive around the area and notice which properties are able to be rented
